Do you know a developer figures it takes three years to purchase land and develop it to the point that lots can be sold? Some areas of the country five years.

So if a developer wants to develop 100 one acre lots every year, he has to have 300 acres in various stages of development to keep the supply of building lots current.Thats a lot of overhead to carry.
